The rate you pay on your Mortgage is ultimately determined by the European Central Bank (ECB).
The ECB meets each month to determine interest rate for countries within the Euro zone.
The current ECB rate is 1%, which has been at this rate for the last number of months.

In effect the Banks pay this rate to borrow funds in the market , so naturally they will add a Margin to cover their costs and make a Profit.

What factors affect the Interest rate you pay :
  • Whether you choose a Variable or Fixed interest rate
  • The value of your Mortgage relative to the value of the Property - often referred to as the Loan to Value or LTV
  • The availability of discounted rates which often apply to the first year or two of the Mortgage
  • Whether the Loan is for your home or an Investment Property

    Variable rates :
    These are rates which will vary as the ECB changes its rates. The most competitive form of Variable rate is a Tracker rate explained below.

    Tracker rates :
    These are variable interest rates which use a set margin above the ECB rate and this margin will remain constant .
    For example , if a Tracker rate is at 1.5% over the current ECB rate , you pay 2.5%.

    Fixed rates :
    Fixed rates are normally rates which are Fixed for a defined time period - 1 , 2 , 3 , 5 and 10 year are the most commonly available.
    They offer peace of mind at a time when interest rates are rising.
    However you pay a premium for this - if rates are on the way up , you can expect to pay between 0.5% and 1% of a premium over the best Variable rate available.

  • 2 year Fixed rate : 3.25% (APR 2.89%)
  • 3 year Fixed rate : 3.65% (APR 3.06%)
  • Variable rates from 2.59% (APR 2.62%) (LTV <50%)


    LTV = Loan to Value , which is the % the Mortgage represents against the Value of the Property.
    Rates above subject to an arrangement fee of 0.5% unless stated otherwise.
